Download our Design & Build Brochure here 1 Appraisal and feasibility We undertake an initial workplace appraisal and feasibility study to determine how much space you really need, evaluating your particular requirements for storage, breakout areas, meeting rooms, audio-visualrequirements, air-conditioning, IT and kitchens. At this stage, we also run a comparison against your short-listed new office spaces, taking into account not only ‘best fit’ but also flexibility of services, cost and timescales, and let you know how you can reduce the impact on the environment of any works carried out. 2 Concept design Concept design sets the overall feel and standard for the new office. Departmental space standards and adjacencies are planned together with the interior design. We present our inspirational concepts and finishes in line with your branding expectations using 3D visuals and rendered floor plans. This stage also includes an online feedback and survey process, through which you can gather and provide your insights on our proposals. 3 Detail design Detailed design is the preparation of all design information for subsequent construction. This includes drafting drawings for mechanical and electrical services, IT services, joinery, partitioning, ceilings and structural works. Detailed design also incorporates sign-off of specifications for finishes such as flooring, ironmongery and wall-coverings. 4 Pre-construction and procurement This stage of the process generally involves co-ordination of all site surveys, preparation of Statutory (Building Regulation/Planning Consent) and Landlord approvals and preparation of detailed programmes for pre-construction and construction. It also comprises co-ordinating all the specialist IT, audio-visual and mechanical services teams, preparing all the initial project costs, coordinating supplier and trade contractor tendering and preparing and submitting cost plans. 5 Construction We have built our reputation as a principal contractor and we are renowned for our high levels of quality and service. Our construction team, made up of more than twenty contracts and site managers, is responsible for not only ensuring your project is completed on time and on budget, but also safely and to the highest possible quality. The construction team co-ordinates each phase of work, reports back on a weekly basis on budgets and programme, ensures a high quality of workmanship and is in regular contact with landlords and local authorities. The team has a commitment not to hand over the project until the client is totally satisfied. Our contract and site managers are responsible for all day-to-day activities on site. They oversee site set-up, landlord liaison, management of all specialist trades and suppliers, quality management and health and safety management. 6 Post construction With the works finished on site our relationship does not just end here. 25% of Skansen’s annual turnover is repeat business; our clients coming straight back to us with new projects. After care service is about being on hand to make changes, fix faults and develop concepts regardless of size, cost or nature and this is often how clients judge the success of their project. |
